In view of election highlights by political parties and media we all have forgotten the problem of recession/global meltdown. I think in view of coming election government did not presented the clear picture of global recession to the nation and by use of government machinery put the pink slip process on hold as happened in the case of Jet airways. As per my views all the big companies/organizations are under pressure from government not to fire their employees and after new governments formed in centre, it will officially declare the recession in India and then the actual process of firing / cost cutting in companies will start which will increase the unemployment and we all knows that these corrupt and greedy leaders in association with bureaucrats don’t have any plans to provide means of survival to the unemployed talented youths.

Profits of all the major MNC’s operating in India have  declined in recent quarters due to downward trend in financial scenario of whole world. Various measures are already put in place by all companies to cut down their cost. The major arm of cost cutting i.e. reducing staff will start as soon as new government takes place and all the political parties will start blaming each others for these unemployment scenario.

So dear friends please make sure you save at least 20%-25% of your earning so that you have sufficient resources required in bad time (may god save all from these bad time). Update yourself, sharp your skills, increase your talent so that your career goes upward.

Since last 3-4 fortnights I am searching for a taking a a two room set on rent in and around Old Faridabad and I found a very interesting fact about Property Dealers during the process. In Sector-28, one property dealer told me that rent for the two room set and three room set is equal and the range is around Rs.6000, while in sector-17 market one property dealer told that the range for two room set starts from Rs.5000 and in Sector-18 housing board  colony the scenario is very robust, thanks to these property dealers who are increasing rate everyday and making clients fool. In starting day the rent for EWS is Rs.3000 after one week it is Rs.3500 and now it is Rs.4000 and about LIG flats one month ago rent is Rs.4000 but now it is Rs.5500. When I myself starts roaming in Sector-18 the rent is around Rs.3000 in starting which is negotiable and now it is Rs.3500 negotiable for EWS category. For LIG category the actual slab is around Rs.4500 now a days. In Sector-28 itself I found a two room set @ Rs.3700 which clearly presents the thinking of property dealers.

In other sectors the range is Rs.4000(negotiable) for two rooms. Actually if you goes to one dealer on first day he recommends a rate which is generally 15% more than the actual price and in next 2-3 days he will again increase it by 15% more and the cycle continues.

This virtual cycle  crates a fictitious bubble which on burst creates a havoc as happened in the Real Estate (flats/bungalow/plots) markets. I also feels that due to fall in buy & sell market of real estate the focus of dealers are on rental market.

In case of the buyer/seller is an outsider (not local to that place) they provide him with totally wrong information. From some peoples I also listened that in case of sale of property dealers eats big chunk money by giving less amount to buyer and charging higher amount from Seller. They tells buyer that market is down and no seller is their and also mention weak points regarding his property and to the seller they says no their is no recession in real estate and mentions him advantages of owing the proposed property and tells him the rate which is much more than told to buyer. They keep his difference money in their pocket and also charges commission from both parties. I think it is purely against the moral ethics of business to eats money between deals, you should charges commission from both parties but should not take the money in between. It is also commonly known fact that property dealers are not having clear image, background, character.

It is worth to be noted that on Internet I was not able to found any property for less than Rs.5000 on most popular sites like 99acres, magicbricks and makaan.

Property Dealers in Real Estate sector are like the share market operators who sometimes create blunder is financial market and leads the real/small investors to surprise.

So do you have any idea which can break this virtual / fictitious rental rate hike cycle.

In my teenage I listened that Postal Department and Railway Departments are two departments for Government of India which can turn India’s luck if these both departments runs into profit it will be huge success and can feed whole Indian economy. Lalu Prasad Yadav turned the Indian Railway in really big profits and he wins the race against all Private Corporate Houses and MNC’s in his country. The profits of Indian Railway are moer than the Reliance Industries, the face of Indian Private Sector Companies. He really changed the face of Indian Railway, the first railway minister who reduced the railway fare during his tenure.

Today In his last budget  he have made announcement for BULLET TRAIN which will be a great facelift for our country on International scenario.

Recently I seen that how print media have settings with Big and Powerful Industrial groups/Influential persons. They publish the views/article/story about the influential person/group and in return take advertisements and arrange for some awards for them. Actually it is a understanding between these two parties for mutual benefits  but print media have the responsibility towards common man as general public believes and work on the views / article published for big celebrities.

I think Print Media should avoid it and publish only real things and from business point of view they should look towards the advertisers who do not have malign interest for the society.

To all those who do not TURN OFF their PCs, ACs & Lights before leaving the office….
Most of use from the IT field do one thing before leaving for the day from office, Press CTRL+AL+DEL and leave happily. That means your PC is still ON.
One Normal PC in Sleep Mode (Hibernation) will consume 35Watts/hour. Based on this let’s do a small calculation.
For One week, 24*7=168 Hours. Of this if we consider that we are working for 68 hours, then the PC is in Sleep Mode for 100 hours a week.
For one month, 4*100=400 hours. In a normal IT office, if we assume approximately 250 PCs are there, 250*400=1,00,000 hours (Sleep Mode), So power wasted in an office in a month is 1,00,000*35=3500KWH or units. If the charge per unit is Indian Rs 6, then totally the wastage value is approximately Indian Rs 21,000.
Here the sad thing is not the money loss to the company but the power loss to the country. (Hope no company bothered about this procedure of keeping the system in sleep mode)
Apart from the loss to the country, we need to think of the efforts people are putting for producing the power in Mines, Thermal Stations, Hydro Electric Stations etc. If this is to continue, the cost of unit will go up, at one stage, we will not get power even if we are ready to pay any cost.
So, before leaving office, take some time to shut down the PC and do some favour to the COUNTRY and the organisation.

I would like to say that if you can not implement the steps in your organisation please implement it at your own seat, as the individual initiative also makes a big difference.

Two years back i opted for a new mobile/cellphone connection from one of the reputed company under two years advance rental plan. After two years and 10 days they sent a letter to me that your plan has expired and  please select new plan as I was not interested to continue with this number/telephone service provider i requested them to disconnect this number but they said I need to pay two bills as per new plan allocated to me without my wish otherwise the number/services would be not terminated. In short it is forced on me to pay extra without any usage. I want to say that government should make a policy that these private telephone companies do not exploit the customers through their wrong means and ways. Companies should inform the customer in 15 days advance about expiry of last date and only after that they should ask for payments.

Please suggest me whether i should pay the amount or not. Can I take some legal action against company for this mental / financial harassment. Can RTI may be used as a tool against this exploitation.

Right now whole world is going through the recession. Economies of Developed countries like America are under tremendous pressure and growth rate of economy of India is also less than the previous year. Moreover everyday news about job cuts and fall down of big companies rocks everyone. Before the start of recession, I mean two-three months back one of my best friend is planning to resign from his private job and starting his own business but now he come to know that financial projections developed by him have totally changed due to increase/decrease in prices of raw material/finished product. He is under fear that whether he will successful or not in new business or should he wait for sometime to start his business or he should go aggressively ahead and take benefits of market recession.

I have advised him to wait till the completion of central government election due in next year and analyze the situation after that as US New President will also stabilize in his Office and steps taken by government of every country will also show their results.

Dear Friends what would you suggest him.

It is said that you should work hard with enthusiasm for your company but when you are interested and working with full enthusiasm to complete the work of organization by spending extra hard work, extra time and sacrificing your family time and face environmental politics of office that leads to frustration. Even after sanction of resources sometimes your colleagues create blockage for you and that is the worst situation. If any employee needs to complete the task he needs resources / manpower for the same. Generally it happens that resources are not available at time and effort’s goes waste in arrangement of resources/manpower. Many times resources are not according to the environment or according to the level of modern living. When employee is pushed to work under the circumstances / standards of past era the output / result are not very good, as it is something swimming against the flow of water which decreases the output.

Please mention how to save your time and efforts from arrangement of resources and save yourself from office politics.

In 2001-02 prices of houses in my area constructed by housing board is four to five lacs but now the rates are 13-14 lacs.

The reason of high prices is due to commonwealth games in Delhi, Construction of Metro rail, Black money investment by Politicians, Bureaucrats and Businessman’s.

To control property prices government must intervene and should take some serious steps so that our economy does not becomes a capitalist economy and common/poor man gets some basic facilities.

Some experts are saying that prices will fall after commonwealth games, after change of government, etc.
